Many home buyers in the Greater Charlotte area—from first-time buyers to seasoned buyers— are opting for new construction homes. There are many pros to new construction, including pristine condition, new appliances, warranties, options, customizations, etc.
Buyers are often tempted to go directly to the builder’s agent (often the on-site agent) and rely on them to help with the process. The wise decision is to have your own agent from the beginning aka someone representing you and looking out for your best interest. Don’t forget that the home builder is the seller, so the builder’s agent is representing the builder not the buyer. That means the builder’s agent will always have their client’s best interest in mind.
Here’s what your real estate agent will help you with that you might miss out on if you stick with the builder’s agent:
- Negotiating price, changes & extras: Your agent can help you negotiate and write up any custom requests, changes, and upgrades so you get the home of your dreams.
- Recommending financing: A builder typically will have a preferred lender but your agent can help make sure that you’re getting the best options, rates, etc.
- Overseeing due diligence period (DDP) & inspections: New-home defects often exist and need to be identified and addressed during DDP. The builder’s agent is unlikely to suggest an inspection, so it’s up to you and your real estate agent to inspect and investigate your new home.
Ideally your real estate agent will accompany you on your first visit to the new construction. If not, make sure to tell the builder’s agent upfront that you have your own agent and include your agent’s full name, firm and contact details on any paperwork you sign during your visit. Better yet, call your agent before you fill out or sign any paperwork. The seller aka builder will be responsible for paying commission so they need to know if you have your own real estate agent. (Side note: Buyers don’t pay their agent’s commission, so there is no excuse not to use an agent for every real estate transaction!)
