How buying a home in North Carolina works
- Consultation. We talk through goals, neighborhoods, timing and budget, and set up a custom home search.
- Pre-approval. A trusted lender confirms what you can comfortably spend. Sellers expect it with every offer.
- Touring. In person or by video. You’ll get honest notes on every home, including what’s behind the staging.
- Offer and negotiation. We set price, due diligence fee, earnest money and timing to compete without overpaying.
- Due diligence period. Inspections, appraisal, insurance, survey and HOA review happen now, while you can still walk away.
- Closing. In North Carolina, a real estate attorney handles the closing. We do a final walk-through, sign, and you get the keys.

Common questions
How much do I need for a down payment?
It depends on the loan. Some loans allow very small down payments, while jumbo loans for luxury homes often require more. A lender can give you exact options, and Misty can connect you with trusted local lenders.
What is the due diligence period in North Carolina?
It’s a negotiated window after your offer is accepted when you complete inspections, the appraisal, insurance quotes and other research. You can generally terminate for any reason during this period, but the due diligence fee usually stays with the seller.
Do I pay my buyer’s agent?
Compensation is agreed in writing before you tour homes. In many cases the seller or builder pays some or all of it, and your offer can request it. Misty will explain every option up front.
How long does it take to buy a home?
Once an offer is accepted, closings often take about 30 to 45 days, depending on the loan and the terms negotiated.
