The math

How we evaluate a property

  • Gross rent: realistic market rent based on nearby leased homes, not asking prices
  • Operating costs: taxes, insurance, HOA, maintenance, vacancy and management
  • Net operating income (NOI): rent minus operating costs, before the mortgage
  • Cap rate: NOI ÷ purchase price, for comparing properties
  • Cash-on-cash return: yearly cash flow ÷ the cash you invested
  • Exit plan: resale value, refinance options and how long you plan to hold

What are the 1031 exchange deadlines?

Generally, you must identify replacement property within 45 days of selling and close within 180 days. You also need a qualified intermediary before the sale closes. Talk with your tax advisor about your situation.
