Two paths

Community builder or custom home?

Community builder

Choose from set floor plans in a new neighborhood. The timeline and budget are more predictable, and amenities are often included. Best for buyers who want new without managing a project.

Custom home

Buy land, then hire an architect and a builder to create something one of a kind. It takes more time and decisions and needs construction financing, but the result is entirely yours. Misty helps you find the land and assemble the team.

Common questions

Does it cost more to use my own agent with a builder?

Usually not. Most builders pay the buyer’s agent from their marketing budget, and the home price is typically the same either way. Confirm the builder’s policy before your first visit. Some require your agent to attend or register you on the first visit.

Do I need an inspection on a brand-new home?

Yes. City and county inspections check for code minimums, not overall quality. Independent inspections before drywall and before closing catch problems while the builder can still fix them easily.

Should I use the builder’s preferred lender?

Builders often offer incentives for using their lender. Compare the full loan estimate, including rate and fees, with an outside lender before deciding.
