Investor advisory
Real estate investing, numbers first
Find, analyze, buy and manage investment property in the Charlotte region with an advisor who understands returns and knows the neighborhoods.
Strategies
Choose the approach that fits your goals
Long-term rentals
Steady income from annual leases. Charlotte’s job growth keeps demand for quality rentals strong.
Mid-term & executive rentals
Furnished stays for relocating professionals, traveling medical staff and corporate housing.
Short-term rentals
Higher potential income, but more management and local rules. Check each city’s regulations first.
Value-add
Buy below market, improve, then rent, refinance or resell.
Small multifamily
Duplexes to fourplexes that can be financed with residential loans.
1031 exchanges
Defer capital gains by selling one investment and buying a like-kind replacement within the IRS deadlines.
The math
How we evaluate a property
- Gross rent: realistic market rent based on nearby leased homes, not asking prices
- Operating costs: taxes, insurance, HOA, maintenance, vacancy and management
- Net operating income (NOI): rent minus operating costs, before the mortgage
- Cap rate: NOI ÷ purchase price, for comparing properties
- Cash-on-cash return: yearly cash flow ÷ the cash you invested
- Exit plan: resale value, refinance options and how long you plan to hold
A rental property analyzer is coming soon. In the meantime, Misty will run the numbers on any property you’re considering.
